Everything you need to know about listing your property with Sold For Flat Fee

1. What is a Flat-Fee listing service?

A Flat-Fee MLS listing allows you to place your property on the MLS for a one-time upfront fee instead of paying a percentage-based commission. With a flat-fee listing, you maintain more control, handle some or all of the selling process yourself, and pay only for the level of support you want.

2. What's included in a Flat-Fee listing package? What is the Listing Period?

Core inclusions typically cover MLS entry, syndication to major sites, required forms, and support with listing accuracy. Packages vary from Basic Exposure to White-Glove Service.

The listing period is 3 - 12 months, based on your preference.

3. Do buyers' agents see Flat-Fee listings?

Absolutely. All licensed agents and brokers who use the MLS will see your listing - just like any other MLS-listed property.

4. Do I need to offer a buyer's agent commission?

No. In Georgia, sellers are not required to offer compensation to a buyer's agent. You may choose to offer an incentive if it aligns with your goals. To avoid buyer's agents overlooking your listing, it is recommended, but it is completely optional.

5. Can I make changes to my listing after it's posted?

Yes. We allow updates such as price changes, new photos, or revised remarks. The number of changes included depend on the package you select.

6. Who handles pricing, inquiries, showings, negotiations, and contracts?

You do. Our Easy List™ Flat-Fee services provide MLS exposure and support, but you maintain control of communication, scheduling, pricing, and negotiations. The Personalized Selling Support packages offer support for these services if you need it.

7. What happens once my home goes under contract?

You'll handle the contract process unless your plan includes contract support. The Personalized Selling Support packages offer contract-to-close services.

8. Can I upgrade my service later?

Yes. Whether you need contract support, pricing help, or additional guidance, you can typically add services or change packages at any time. Whatever you paid upfront will be applied to the new package.

9. What forms and documents will I need?

You'll generally need:
  • Seller's Property Disclosure (optional but recommended)
  • Lead-Based Paint Disclosure (if applicable)
  • Exclusive Listing Agreement (specific to flat-fee services)
  • Any required local or state disclosures

Sold For Flat Fee will provide the disclosures and forms necessary before you list.

10. Is Easy List™ Flat-Fee right for me?

A Flat-Fee model is best if you:
  • Prefer to handle most of the selling process yourself and/or working with a real estate attorney
  • Recently sold a property using the Flat-Fee model
  • Want to save on commission
  • Are comfortable communicating with buyers or agents
  • Want MLS exposure without paying for full representation

If you want more hands-on support, the Personalized Selling Support packages may be a good option for you.
